ADU Construction in Duluth

Add a cottage out back, a suite attached to the house or a garage reworked into an apartment, for family or, where local rules allow, a tenant, all on one contract.

Small Home, Full Scope

An ADU is a second, smaller dwelling on a lot that already has a house. It holds everything needed to live on its own: a private entrance, cooking space, a bath and room to sleep. It can be freestanding, attached to the main house or carved out of a garage.

Before anything else, zoning has to say yes. Rules on unit size, distance from property lines and rental use differ between cities and counties, so we confirm what applies to your property first.

What an ADU Build Includes

  • Site and utilities

Water, sewer and electrical service brought out from the main house. The longer those runs, the more trenching and the higher the cost, so the route is planned up front.

  • Structure

Detached units get new footings, a slab or crawlspace and fresh framing. Garage conversions get the slab insulated or built up, the big door closed in and walls insulated for full-time living.

  • Living quarters

A working kitchen, a full bathroom and sleeping space, finished with the same care and trades as any room in the main house.

Questions to Answer First

  1. Zoning and use

Your city or county sets whether an ADU is permitted, its maximum footprint and who may live in it. Those answers come before any layout or pricing.

  2. Garage or new build

Reusing a garage keeps the existing slab and walls, which usually saves money but gives up covered parking. A freestanding unit is built new and gives both households more privacy.

  3. Who will live there

A parent moving closer, a grown child saving money or a long-term tenant each call for a different layout and level of finish.

Questions About ADUs

How long until the unit is ready to live in?

Garage conversions tend to wrap up sooner because the walls and slab are already there. A freestanding unit is built from the footings up, so expect several months after the plans clear review.

Can I rent the unit out?

It depends where you live. Rules on renting an ADU differ from one city or county to the next, and some tie rental use to the owner living on the property. Confirm that before planning around rent.
